  • You must be a U.S. citizen or permanent legal resident
  • You must have worked/lived in Gaston County for 6 months

Ability to Pay

  • You must show proof of a stable income for a minimum of three months
  • No moe than $2000 in outstanding debt
  • No judgements
  • Mortgage payments will be no more than 30% of the gross monthly income of the applicant(s). Applicant(s) will only be approved if the lowest monthly Habitat mortgage payment for their family size and total monthly debt expenses combine is less than 43% of their gross monthly income (debt-to-income).
  • Habitat of Gaston County serves those in the 30%-60% HUD Area Median, your gross annual income must fall within the 2019-2020 Income Ranges

Need for Housing

  • Applicants who currently do not qualify for a conventional loan may potentially be eligible for our program
  • Living in overcrowded housing
  • Living in substandard housing
  • Being a resident of public housing
  • Paying more than 30% of gross income on rent

Willingness to Partner

  • Applicants must be willing to complete a set number of sweat equity hours by the home’s completion (325 hours for a family with a single applicant, 500 hours for a family with an applicant and co-applicant)
  • While earning these hours, homeowner education and financial literacy courses will be scheduled for the applicant to attend and complete 
  • Each family will make installment payments during the program for the closing cost
  • Have a commitment to a drug-free environment and no serious criminal history
